If you've already had an EPC completed on your property, it is valid for up to 10 years. If you have had work carried out within this period, say for example, a new combi boiler. It's highly recommended that you renew your EPC as not only will it effect the scores achieved, but if left alone its recommendations will also be out of date.
Depending upon the size of the property, an Energy Assessment should take somewhere in the region of 30-45 minutes. If the the property is quite substantial with a number of different extensions, expect the EPC to be completed in around an hours time.
From the 14th December 2007 any home which is put up for sale, or rent will need to have an EPC in place, or to have been instructed before marketing can commence.
Our assessor will need access to all rooms in order to complete the EPC, he/she will take a full set of dimensions to calculate the properties volume, access to the boiler/heating system is essential and we will also be needing to have a peek inside your loft space. Don't worry about giving the house a spring clean before the visit, we're not the ones buying it...!
In short, no. However, let's say for example that your property has had cavity wall insulation and it has since been re-pointed, if you can get your hands on any certificates then it would be extremely handy.

In most cases our assessor will ping through the EPC the same day. However, please cut us a little slack if the actual inspection has taken place 7pm on a Saturday evening. The certificate is in the form of a .PDF, which means it can be re-sent, distributed and re-used an unlimited number of times.
Payment needs to be made on the day of the assessment. We can take cash, or cheque and if necessary we can make arrangements for a direct bank transfer.
